Cushman & Wakefield announced that the commercial real estate services firm arranged five leases during the pandemic at a 114,370-square-foot (sf) medical office building located at 371 East Paces Ferry Rd. NE.
George Olmstead of Cushman & Wakefield represented the landlord, The Loudermilk Companies, in the leasing negotiations. Cushman & Wakefield was selected to oversee leasing efforts for the property in 2017 and has arranged leases for fourteen distinct tenants to-date.
“The Loudermilk Companies has established itself as a premier owner of medical office space and has continued to build on their success in operating this Class A medical office building. Cushman & Wakefield is happy that we’ve been able to be a part of that by bringing valuable tenants to the property, even during the pandemic,” said Olmstead, Managing Director at Cushman & Wakefield.
The five leases at the Atlanta medical office building include:
- A 5,193-sf lease with Pathways Fertility
- A 1,068-sf lease expansion with Skin Pharm
- A 3,092-sf lease with Buckhead Rheumatology
- A 3,014-sf lease expansion with Atlanta Cosmetic Urology
- A 5,076-sf lease with Beltline Bariatrics
“We have brought the building to over 75% leased through these five leases that were signed over the past two challenging years,” added Olmstead. “While there is still room for additional growth and opportunity to bring the building to full capacity, and we are currently in active negotiations for potential leases totaling 15,000 sf.”
The nine-story medical office building is located in the affluent neighborhood of Buckhead and offers street level retail, and office spaces ranging from 2,500 to 15,000 sf. More than 350 amenities are also within walking distance and Sandy Springs, Midtown, Downtown Atlanta, and the Hartsfield Jackson airport are just a drive away.
