When it comes to American renters on the move, Atlanta is one of the top ten choices for relocation. According to our recent analysis of 3.4M rental applications, Atlanta was the nation’s 7th hotspot at luring in renters, ranked according to net migration as a proportion of population. Overall, Georgia has five cities in today’s top 100 renter havens.
Here are the main findings on Atlanta’s rental market:

Atlanta had 1.8 people moving in for every renter who left in 2021.

Marietta residents constituted the largest percentage of incoming renters followed by those from Decatur and Smyrna.

46% of apartment hunters interested in Atlanta hail from elsewhere. The biggest out-of-state source of new Atlanta residents are New York, Chicago and Charlotte, NC.

New Yorkers and Chicagoans can expect significant 32% and 31% increases in living space, respectively, by moving to Atlanta.

The majority of the new arrivals are young professionals. 50% of apartment hunters heading to the city were millennials, followed by GenZers at 28%.

The most popular destinations for people leaving Atlanta were Smyrna, Stockbridge and Sandy Springs (in this order). Those heading out of state are most interested in Chicago, Washington DC and Denver.
